Maximum sale price for a 2,000 sq. ft. townhouse, with first-floor business space: $320,000.00
Maximum monthly mortgage payment: $1,620.00
Buyers’ income required: $80,000.00 + per couple or $35,000.00 + per single partner
A partner to open a local community bank, funded by initial property sales and mortgage profits. This bank further will handle all local mortgages, refinancing, and rental income. It will lend exclusively to middle-class families, gay couples, and unmarried partners, who agree to financial contracts, with U.S. citizenship required.
A financing and investment partner to help finish the project. Total calculated project cost, from start to the end, including cost of supplies and labor cost, for the duration from 6 months to 12 month, is estimated at $70M.
$49M of this cost will be initially invested into purchase of the land plot. Community Bank and Community Union would equally own it, since price of the sale has been distributed based on this and included in the cost.
